Our upstairs runs hot all winter while the first floor never gets comfortable. Is that the furnace?
Usually not. It is far more often a distribution problem than an equipment problem. Warm air rises through the stairwell, so a single thermostat on one floor keeps satisfying itself while the other floor stays behind. The air conditioning shut off by itself and there is water sitting around the indoor unit. What happened?
That is almost always the condensate drain. The coil pulls water out of the air, it collects in a pan, and it leaves through a small drain line that slowly grows a film of dust and slime until it plugs. If a float switch is installed, it senses the rising water and shuts the system down on purpose, which is the system protecting your ceiling. Clearing the trap and flushing the line is straightforward work. Finding out there was never a safety switch is the part worth knowing.
We want to run gas out to a patio grill and swap the dryer over. Can our existing gas piping handle it?
Maybe, and that is a question with a real answer rather than a guess. It comes down to what each appliance burns, how far the new run has to travel from the meter, and what is already connected. If the existing piping is at its limit, the branch gets resized rather than tapped and hoped for. All of it gets built with a sediment trap and a reachable shutoff, then pressure tested with a gauge and inspected before anything is lit.
