Our furnace sits right under a bedroom and the whole floor hums when it kicks on. Is that fixable?
Usually, and usually without a new furnace. A hum you feel through the floor above most often traces to the blower wheel being out of balance, commonly from dust caked unevenly on the fins, or to worn motor bearings. Both are found by hand and by amp draw in one visit. If the motor is on its way out anyway, a variable speed ECM blower ramps up slowly instead of slamming to full speed, which is a noticeable difference in the room directly overhead.
Ours is one of the newer houses in Green Tree. Does any of this apply to a system that is only a few years old?
Some of it applies more, not less. Newer construction means backfill around the foundation that is still consolidating, and an outdoor unit set on a pad over that fill can drop a corner in the first few seasons while the equipment is barely broken in. That settling pulls on the line set and the service valves. Newer systems also tend to have ECM blowers, which are excellent motors and worth protecting with an honest airflow check.

Not to find it. The goal is one hole in the right place instead of five in the wrong ones. We will need to open the wall to make the repair, but by then we know exactly where.
The water heater rumbles and there is a little water on the floor around it. How do I know if it is finished?
Look at where the water starts. If it is coming from a fitting or a connection at the top, that is generally a repair. If it is weeping out from under the jacket at the base, the tank itself has failed and it does not get repaired. The rumble is a separate signal, it means sediment has built up on the bottom and the burner is heating through it. Pair either one with the manufacture date on the rating plate and the picture gets clear fast.
